How long does a landlord have to fix repairs? β–Ύ
Under the Landlord and Tenant Act 1985, your landlord must carry out repairs within a "reasonable time." For urgent issues like a broken boiler or leaking roof, 24–48 hours is reasonable. For non-urgent repairs, 28 days is generally considered acceptable. Your letter should set a specific deadline.
Can I withhold rent if my landlord won't do repairs? β–Ύ
In most cases, no. Withholding rent can put you in breach of your tenancy agreement and lead to eviction proceedings. Instead, keep paying rent and pursue the complaint through official channels β€” a letter, the council's environmental health team, or the courts.
My landlord is threatening to evict me after my complaint. What do I do? β–Ύ
This may constitute retaliatory eviction, which is illegal under the Deregulation Act 2015. If you have served a valid complaint letter and the landlord then issues a Section 21 notice within 6 months, a court can refuse to grant the eviction. Contact Shelter or Citizens Advice immediately.
How do I get my deposit back? β–Ύ
